. :) Knowledge is power guys. 90% of the "My property manager is ripping me off" crap that is spoken about on this website is because of the investor's ignorance to the actual cost & workload required to run a rental property.

If you're splitting based on the knowledge, experience and work each party is doing, then you need to sit down and all come to agreement on the amount of knowledge, experience and work you're each bringing to the deal -- and then split accordingly.

A lot of forum members are very knowledgeable in their respective fields related to real estate investing, whether that is real estate sales, wholesaling, flipping, rentals, lending, self-directed IRA and Solo 401k investing, or tax and legal guidance.
