Ask around for recommendations when you attend one of these.In your case, I’d recommend the Invest Club for Women (which is not at all just for women) and Investors Workshops, since they’re both relatively close to you and attract a good crowd with all levels of experience.

I was leaning more towards targeting primary owners and/or buy and rent buyers just because the margin wouldn't be good enough for the rehabbers, but it would be attractive to the other crowd (buy/rent + owner occ).
