My approach is:Carpet only (low profile) on the stairs, primarily for ease of installation and safety of residents,Leave Linoleum in place in kitchen and bathrooms since it is in good condition without teas or peel off,LVP in the rest of the house (bedrooms, hallways, living room, dining room, family room, totaling about 1,600 sq ft) for its semi waterproof qualities.

My sister and her husband will be moving to Austin for his job next year, and thanks to my constant chatter about BiggerPockets and real estate investing, they're interested in house hacking by buying a small multi-family and renting out the other unit(s) to cover their living expenses.They aren't on BP, so I'd like to help connect them with a few competent, investor-friendly real estate agents in Austin who have some multi-family experience.

It is an extra stream of income that can be used for emergency or fun. 

I've got a homeowner ready to sell his single family house to me in Sonoma County, California. :) We are signing papers on Saturday morning so I need to prepare the purchase contract.

So my question is, when partnering with an investor/friend/family member how do you legally set up the purchase to ensure cash flows are paid out as agreed?
