@Sean Wilt has good advice but take AirDNA's numbers with a grain of salt - they're generally on the very high end because of the way they collect their data (and the fact that they're mining AirBNB's data, they aren't integrated with AirBNB, so they can't process the data as accurately as they could with full access).
