You can hire someone local PM, realtor, etc to host an open house and to show potential tenants if you decide to self manage.

The first thing I want to ask to someone who is also doing rental arbitrage is...what do you say when you mention you'd like to sublet/host the property on Airbnb/VRBO?

P.S.S The general booking trend this year has been lots of last-minute bookings, many hosts have been seeing that for months now. 

Once you are a target in a legal suit, there will be no real privacy as the other side can use court discovery processes to discover the details of how you set it up your entity if they allege that as a legal issue.

Jonathan and I actually host an investors meet up together and about 50% of my clients are either investors or house hackers.
