why do a stressful 1031 when you can just pay the tax and invest in private equity at 10-20%. 

Tenant want them shorter and the lawn guy keeps the top and sides in shape on the regular visit but  charges and arm and a leg to trim them, which seems needed every 3 to 6 months.
