Perhaps meet with them for coffee or lunch to learn about their individual strategies, specifics of what they are looking for, and build up a general rapport with them.As @Matt Lefebvre said, you have to add something of value above and beyond what others are doing for them.  

The "inspection" though however these last few times were fairly simple ten minute visits from various code enforcement individuals. 

Protect each asset against itself legally (Individual LLCs?)

Either by getting comps to compare with an individual Duplex price.  

Hi we have paid a loan amount to one of the lenders and get the mortgage for Rental properties. we never got the loan as it was based on individual and we wanted to get loans on LLCNow we wanted to get our money back as we never got the mortgage , what are the ways i can get my cash back this is our first time investing in real estate Please let me know what are the ways to get the money refundedThanks

Do you use an individual off craigslist, etc or do you use a company?

Those "schedules" are for military contracting or official military purchases, not for individual use. 

It is no longer legal to have a flat rule such as "any felony conviction within the past 7 years is a disqualification."  

Seeing as how I assume you would never have the major expense of replacing a roof or maybe even an HVAC system as some high rises may not have individual HVAC units for each apartment it seems you could allot less to this.
