The third is currently in renovation mode and looking to refi mid December (if my windows make it in).I started about a year and a half ago and I have a tremendous desire to grow.

Whether it is waking up 2 hours earlier than usual to get your daily hustle in. 

Part of what I factored in is new appliances including w&d in each unit and there is a nice yard that I’d like to make an amenity by adding a small coal fire pit and grilling station.Do you think there are amenities that would add value to get it to higher rents?

While you have no idea how the market will go, if it is going up and you step out and rent, you risk not being able to get back in. 

@Brandon Brewart There are many good areas to invest in. 

Based on what you wrote, and the predicament you're in, I would recommend two things. 

I’d preferably look for a 4plex living in one unit and renting out the other bedrooms in the unit I reside in.
