You have to live in it for 1 year unless something extreme comes up in your life that requires a move (change of job or military relocation).

Not sure if your agent hired a photographer or pulled a DIY job but the right lens selection would capture more of the rooms potentially attracting more clients.

I'm a 1099 add have one year at that job under my belt and she's a W2 with about the same amount of time at her job.

My initial rehab process was I did a number of repairs myself, and then sought out a contractor for the specific task I wanted to hire out (ie Robert @ Southern OR Wood Floors does fantastic hardwood refinishing).

It is your job to find the handful that are real deals and being undervalued for some reason.

Location, employment, population growth, new jobs, etc...
