@Salvatore Giancola I believe it is legal in Ontario for a tenant to leave before the end of a lease by providing a 60 day written notice.

If you buy the land and close before you get approvals you better make sure you buy it really cheap so you have alternative exit options with the land to still make a profit.No legal advice given.
