Factors to consider when Building Commercial Property - Delaware

Hi,

I have a 4 acre lot I am interested in purchasing that is zoned for commercial. My goal is to purchase the lot and build multi-unit commercial units. I have no experience in new construction, specially commercial. Does anyone have experience in this realm? Before I purchase the land, I would like to know my total investment including building, so are there any cost factors I should take into consideration? What steps would one follow to move ahead ?
