We have a web scraper with auto search and responder to e-mail listings on the web, but I still like the way I've done for years.

I will look into the 90 day late list and likely the 60 day late list as well since my market area is fairly small.

I am buying from a flipper so I want someone who can sniff out all the problems they have hidden.Thanks in advance BP,-E

But I'm in ht e SF Bay Area the completion for deals is fierce.

I don't like the double opt-in requirement at Mailchimp, seems like my "confirmation" e-mail often goes into the subscribers spam and I never capture them.

Also, once you get under contract, any investor who contacts you should go on that list as well.
