Hi -Am wondering if any folks have experience with rentals on SFH / Condos in upstate NY?

I’ve been tracking some basic metrics across my operation and I wanted to sanity-check something with the community.I’ve read a bunch of posts and research on cold calling, and it seems like a 3–6% pickup rate on cold leads is fairly standard.

The building looks very clean, love the brick finish.

I like the REIT approach to RE investing as a complement to buying my own MFRs and SFRs - it seems like a good way to stay in the industry while growing my capital for the next property purchase.

This scenario was much more likely 40 years ago when mortgage rates were in the mid teens.many years ago I owned an apartment complex in a third tier type area on the far outskirts of Houston.  

Can we have a quick tutorial on this technique Chris? 

The wholesalers on this one worked out some rent back for the seller if he was able to get his tenants out by 7/10/2025 so that way I could buy it and close vacant.
