All that to say, I'd be perfectly happy to do the deal without the services of a buyers agent if the sellers agent would agree to a reduced commission.

well it cost 10% to sell and then if you do sell it at full value and you bought it at $.80 then you pay 10% to sell, and net 10%----In the terms house arena you need to look at how good is the neighborhood, how good is the existing financing, how good are the schoolsHow low is the crimeIn terms deals, like buying on subject to existing financing, lease with option, or wrap around mortgages, you need to find a seller that has a -perfect house (layout, condition)- in a perfect neighborhood -with the perfect existing financingThink about the tenant buyer, -do they want the house, -Can they afford the payment, -Is it the kind of house they want to sink their feet for 5 to 10 years -------------When you get a lead from the motivated seller, look at the neighborhood and the property's condition and existing financing firstIf those are good you can't do a terms dealBecause you don't have a Camry, you have a a Yugo

Might want to just take a finders fee and let  a developer handle it.This situation sounds perfect for the a go between where you have the tenant and the land owner and you collect a fee.
