If the private money I raise isn't enough, how would you suggest I make money on this deal?

After this I'll be looking to purchase using OPM, JV's, or private partnerships and would like to find accountants and lawyers that some local people have had good experiences with in these specific areas.

I personally have private banking with Chase and all of my accounts (personal and professional) and through them (at this time).

Not some fake private money lender letter anyone can get those for free.

I've been talking to local banks, private money lenders, hard money lenders, and family/friends and have yet to find one that wants to do business.
