10% fee seems fine, but PM's in our area charge between half a month and full months rent for a leasing fee and usually $200-$500 for a re-leasing fee.

This is an email I just received from their rep:"The initial appraisal cost would be paid by ReadyCap but the expense would be taken from any from the sale/refinance and settlement to release the lien.The plan would be to determine the amount of equity based on the updated appraisal and first lien and then negotiate a settlement with you for the release of the lien.

I hear this phrase occasionally and was told that it referred not only to property that has been defaulted but the foreclosure wasn't complete, as well as the completed foreclosures that the banks just have not released for sale yet.

For my Texas properties that are similar to yours, I pay 80% at lease-up, 8% per month and 40% on release.
