If you can compete well with the rental rates and still make the money you want to per door, why not.I agree with Brandon that duplexes aren't generally a great investment if your goal is to sell in a relatively short time... unless of course you are purchasing, and I assume refurbishing, for way under market value.

What you seem to be considering is a short term purchase/financing arrangement (lease-option) for long term asset needs (buy-hold) which violates the first golden rule of financing assets, you need a long term financing arrangement to acquire for long term assets.Another point, with rates so low, they will be higher in 3-5 years.

just make sure you tell your banker everything so he can properly guide you.most deals I'm seeing done with financing are short-sales (as of 1 year)... this really depends on your area though.
