General liens by the order of court, taxes, child support may be, each state has a priority of liens you'll need to understand.Title issues can be resolved, if there seems to be some issue on the surface simply take the cost of an attorney and court costs into account in your bid.

If you read Nats post she is exchanging work for Room and Board.. and that on the surface rarely works in my experience I suspect a lot of her motivation was to save money on the painting...

Again, the borrower has to go get a loan later on, the deal is then exposed, people also die, become incapacitated, get divorced, take bankruptcy  or they may just talk to their attorney about something else, lots of ways for your deal to surface and unravel under the new laws.

I tend to think it's a very safe, conservative, and maybe even old fashioned approach, but I don't have personal knowledge of clients who have lost hundreds of thousands of dollars either, as he does.

You will need to seal every surface with a shelac primer/sealer in order to get rid of the smell.
