This will be my first build so I need some guidance.

I have a great list of material to read through, and I am going to look into which real estate school is best in my area, but I think the most valuable need for me would be a mentor, someone I can learn from with real-world experience, and real-time feedback.

It is valuable to gain another perspective.

However, in my opinion, if you want to maximize your profit, become a valuable partner to a real investor(s) Many wholesalers have the belief that a shotgun approach is the only way to survive.  

If your spouse has a regular job that supports the household, don't let that go, its very valuable. 

They (like you soon) are bringing a money making deal structure and their experience, which is more valuable than money.  

The purchase and rehab would be done with cash.Thanks for any guidance and into you can provide.

I've also found the local REIN group to be extremely valuable.
