The Texas economy is set up much differently now and will likely weather an economic downturn better than most states. 

Accounting software doesn't care weather its a business account or personal.  

It sounds like you made a good investment weather you go up on the rent and keep the home or sell while prices are so high.

My boyfriend later moved in with me into the second home and about a year later we got married.It is my understanding after talking to a local property lawyer that because 3 requirements were met, the rental property is still considered mine as a sole owner (the 3 conditions being: 1- asset was purchased before marriage. 2- we never lived there together as a couple. 3- all income & expenses for the property were kept separate from joint funds and are easily accountable). 

A basic contract price will not allow them to make enough to keep their business running between typical job delays, weather etc...., so they will take on another job or two to keep their cashflow going.

I don't think the issue is with it being historic directly, it probably is more to do with conditions associated with the age.

the tenant (single mom) was living there for 6 years and tenant had kept the property in great condition. 

What condition is the property?

I didn’t want to create a novel in my original post, but I should have mentioned that the other tenants are using the storage under the same conditions.  

House is in good condition, with a relatively new roof--single owner for the last 50+ years.
