The replacement property has not gained any value if anything maybe lost a a couple grand in value so should be a wash with no gain on this from a cost basis.

In a mobile home park or RV park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.

Unless you have a metal or slate roof.A/C lasts 12-15 years.Garbage disposal lasts 5 years.Instead you could take your million dollar gain now, pay $150K in taxes (I know that it hurts like hell to write that check because I once wrote one for about 1/2 of it, plus another 9% to the state of CA), spread that money over 5 or 6 mutual funds and sleep well at night.Or invest in some commercial land/enterprises; car wash looks interesting.Good luck.all cash
