I can say without a doubt that since gaining mentorship my finances have gotten better, my relationships have gotten better, my income, my skin & general health, my organization & upkeep of my house, I’ve received 3 promotions in my job, literally so much has been gained through mentorship that I’m pretty sure the only reason someone could think they don’t need a mentor in their life is because either A, they never really gave mentorship their full shot, they never sold out to it, or B, they didn’t find the right mentor/mentorship opportunity.

War in Ukraine, War in Taiwan, War in North Korea, Covid-25, serious change in election results, China economy collapse, maybe a change or advancement in AI that wipes out IT middle/senior managers or some other industry like health care. 

But after some health problems, we decided we would not be able to stay retired if we didn't increase our cash flow.

Time is passing us by and if you are fortunate enough to make it through the pandemics, health issues, lay-offs, and everything else that is trying to take us out you will be glad at the age of 50 to own 50 houses generating X amount of dollars in cash flow.

DEFECT DEFINED: Under Indiana law, "Defect" means a condition that would have a significant adverse effect on the value of the property, that would significantly impair the health or safety of future occupants of the property, or that if not repaired, removed, or replaced, would significantly shorten or adversely affect the expected normal life of the premises.My take is that the buyer flippantly used an "as-is" condition to make a favorable offer but with no intention of standing by it. 

In fact one tenant went through two husbands that left her broke & now at 68 & in poor health is working two jobs.

Another caveat is that the money is going to be a gift my grandpa, who wants to see the families money being put to use, but does not have the will or health to be involved.
