Even then, make sure you are comfortable with it because I feel like a lot of these guys are really pushing the envelop and I don't know how well their stuff would stand up in a court of law or against the IRS.

Most of us just chalk it up to a bad experience and focus on getting the place rented again.

We have learned to quickly quash bad behavior.  

I think these guys are right that it might not increase your rent on the front end but it will help with tenant retention and we all know that limiting turnover costs is the name of the game in your buy and hold properties.

I've been through the bad and the good with flipping just before the destruction of 2007/2008.
