In regard to the permitting process and its associated cost; in my experience, what you pay and how long it takes tends to vary probably a little bit more than it should based on the engineer you use and who they know.

The appraisal is as important to deal structure as the engineer's report is to physical structure - and in fact the appraiser may want to review the engineer's report.

@Scott Scharl  in that case super simple again.appointment with good civil engineer in the area.. and best to use the company that prepped the plans your looking at Ask them whats needed to finish.trying to find out what to do on the internet is a worthless waste of time.. belly to belly go talk tot hose that do this for a lviing
