If someone is giving you an insurance "estimate" based on their experience, ask where they invest or which county they are deriving their figures from.Concerning property taxes - was your purchase price under the tax appraised value?

Even with an S-corp, this SET avoidance may or may not work, and may or may not matter.If you make, say, $10K a year from your business, and a reasonable salary for the job you're doing would be $20K a year, then you won't get away with paying yourself $1 in salary and distributing the other $9,999 as dividends.

guess you could buy the same insurance through a large down payment, but earning it value add is easier than earning it W2 derived down payment for me.

If your investor is not a US resident and does not file taxes in the US you may be forced to withhold up to 30% on distributions:  "A nonresident who fails to submit a timely filed income tax return loses the ability to claim deductions against the rental income, causing the gross rents to be subject to the 30 percent tax."

Sounds like the estate is still open, if it is, contact the clerk of probate court  to renounce any part of the inheritance, even with a Will, the probate court oversees distributions.
