I personally love rent controlled environments.

This way you will think fairly if/when a situation arises ( death, unhappiness, moving, etc).

Once you find a resourceful agent, usually the rest of the team is fairly easy to assemble based on referrals.

The realtor I was using at the time actually had no idea about investing and I was basically doing all of the work but to be fair i was new to investing as well.

This environment is pushing many investors to go for 30 year fixed commercial notes available for 1-20 units (sometimes higher) right now even if it costs a few extra bps today vs. the balloon (myself included).

It is a fairly fancy model made by LG.
