If you don't have data.. solid data that support this you are winging it, and if you wing it you fail.Second, based on what are you  sending just 100 postcards?

The financial data initially presented did not accurately reflect actual expenses. 

It didn't really cash flow but it did pay its own expenses and doubled in value, while I traveled the world focusing on my career and put REI on the back burner.

We have one weekend left in Dec that we hope to fill last minute.This is our first year so we don't have any historical data to compare to but we're wrapping up our first year in a very good place.

Aloha,Rather than a thermometer to give you only the current temp, I recommend you get a temperature data logger such as this:https://www.amazon.com/Elitech...You place this in a room for 24 - 48 hours and it will chart the temperature over time, clearly showing when HVAC cycles on and off.

The market will appreciate over time, so your property will increase in value.
