In the higher end markets deal life cycles would cost 100k+. 

The most important factor that no one teaches you concerns the Economic and Business Cycles.

Then someone responds pointing out your twisted logic.Then you respond with some bogus excuse why you shouldn't or cant replyGo back to step one and the cycle repeats.

On a 4-6 week general cycle here in SE MI, kind of the same it has always been. 

Have them cycle test the gates each morning.

Most savvy investors are already aware that we are late in the economic cycle.

It would be better if the rule was named "Rent to Purchase Ratio", because the ratio varies depending on market, property type and real estate cycles. 

The concept is that the same strategies that work for stocks and securities through the Dow Jones and NASDAQ’s boom and bust cycles, will work for real estate investments during real estate’s boom and bust cycles.

For this reason, along with "Time in the market is better than timing the market" - Warren Buffet -  by not timing for the market crash and hoping we will sell at the peak, and moving slower to see another market cycle by not leveraging - is why I don't feel leveraging flips is worth it in our current position. 

And even if we do see a recession, remember, recessions are a normal and natural part of an economic cycle.
