Good morning BiggerPockets,I currently have one door (former primary residence purchased with a FHA loan) that is a single family home with a HOA.

We got final numbers the morning of closing.

I must have heard 3 podcast this morning.

- Everyone I know who has gotten Covid has made it through (with varying levels of symptom severity, but recovered nonetheless)- We chose not to gather with family today, but my SO is making us an amazing vegan Thanksgiving meal (today is also my 5 year anniversary of becoming vegetarian)- So far this year we've been able to keep the overwhelming majority of our tenants and rent collections have held up. - I found a new editor for my podcast earlier this year through my network.

So I ran a background check and was planning on signing tomorrow morning with them.

Went home, gave him a call the next morning, made my offer, and he accepted.  

@Javaughn HarknessI would start by improving my credit score then start saving some morning while I'm driving for dollar looking for motivated sellers then get creative with any great deals i find.It's pure hustle at the beginning without money and bad credit.Goodluck

@Brandon Ribeiro see the following note from my PM this is the latest as of last week:“””After a call this morning with a few other landlord attorneys in Philadelphia- I wanted to pass on an update on the local eviction climate.Bottom Line- evictions initiated in Philadelphia today for non-payment will not be executed until ~May 2021 at the earliest.

I listen to recorded of all the week's calls once a week and review all of the objection that I make my team take note every time they are on a call so that we can find more efficient solutions to handle those objections next time around 4) I also do mock calls and go over mindset with my team for 15-20 minutes every morning to get them ready every morning to make those calls.

I just drove through Norristown this morning and it looks like it's headed in the right direction.
