If not, make sure you calculate potential bumps in the future and assume the value of the asset won't increase to be safe.

If you're in Oviedo, pick a few neighborhoods, and start walking or driving them and take down the addresses of any distressed looking properties you see.

I also use the old school method and drive around a look for “For Rent” signs and call the owners and see if they have any properties they are interested in selling.
