A property or some properties can't lose money, it is the management's fault, then you have to figure out why they're not doing their job then fire all of them and then look at how you can structure that property and make it make money especially if it's in a market where it should not be failing anyway.

Just to be clear, the $25,000 is a fine for failing to submit your IRS 5472 form, it's not going to be imposed if you file properly!

Careful with this strategy, though, because you don't want to get a reputation for locking Seller's into contracts and then failing to close if you cannot find a Buyer for your contract.

No body wins when the buyer fails you have to foreclose or evict (in the lease option/rent to own scenario) and the buyer or rent to own buyer looses their option money or down money.

The estoppel letter may include the itemization of information required under paragraph (a), but must at a minimum include the total unpaid balance due under or secured by the mortgage on a per-day basis.Also suggest that they speak with a good real estate attorney for advice on possible results for failing to comply.
