In most deals in which a buyer obtains ownership of a property with a small or no capital investment, they either paid significantly OVER market for the property, obtained ow worship of an asset with a load of potential liability, had a verifiable track record of success in similar deals and as a result was able to raise outside capital and receive a percentage of ownership (promote) for their work, or were actually utilizing personal credit capacity.  

I know ow that makes it more convenient for you to be able to check on the property, but you might have better returns if you didn't limit yourself so much by location. 

The answer may affect h ow you chose to move forward.

If the note holder were to obtain ow worship thru foreclosure, how much would they net after all foreclosure, listing, fees, etc?  

I also always like to remind (ad nauseum) that if you don't have large assets to place into service in year 2 after taking bonus in year 1, you begin to understand why it's called a tax "shield” because there's no more shield in year 2 (ow).
