We are considering using an SDIRA to purchase real estate in Costa Rica.

Every year, I host an Investor mastermind retreat out of my properties in Costa Rica in either April or May for high-level investors that have a amassed $1 million or more through real estate investing and have been investing for at least five years and have done 50 or more deals or own 50 or more properties.

The reason I ask is because I don't have experience investing in Panama but I do in Costa Rica.

Yes, we tend to over-rehab (because we replace everything that is getting near the end of its design life and new plumbing, new roof or new windows don't really get you a higher ARV even though they cost a lot).Textbook BRRRR's are hard to achieve in today's market. 

Lastly, for most people the LLC is nearly pointless and is an additional cost (as someone who had multiple LLCs and did the whole thing). 

By the way even if self managing, include the appropriate cost as your time has value and you may not always want to self manage.Example 4 units rent for a total of $6k.$6k (rent) - $3k (expenses/vacancy) - mortgage (P&I) = approximate cash flow.Good luck

They said they would fix at no cost, as often as needed and replace the machine if it cannot be fixed.

At least you aren't in Vegas.I have 2 properties in Costa Rica, 3 blocks away from each other.
