At the meeting 2 months later I ran into her again; she was no longer working the guru programs, in fact she was out of real estate altogether.

All this hype about Newark, NJ being the next gold mine in real estate wholesaling. Is this true all just full of hype. The city is RUN DOWN. All these wholesalers out here are Marketing/Pushing the same properties.. ...

Don't look now but the FED meets tomorrow and is highly anticipated to reduce the FED Funds rate further by .25%Most Mortgage lenders have already priced this adjustment into scenarios which is why mortgage rates hit the lowest point of 2025 last week. 

I regularly buy 80-120 year old buildings and the biggest expense I’ve had that was not planned for was putting in a new larger hot water heater in a location where the old one wasn’t quite keeping up.
