Jackson is street specific  U dont have to give the exact address just post the streets and I can give you feedback.I was the largest flix and flip private lender in Jackson for years and owned over 200 SFRs there as well. 

U can get some title and escrow companies to write a policy for the full amount but it takes calling around to find one..

With hotel U/W, it's all about RevPAR!!!

U disclose your and agent just like this:"I am Licensed RE agent/Broker in ( name your state ) and I am buying this property for Profit or Loss"  boom just like that Never caused me an issue I think sellers when they see the loss part of this understand i could be making a boo boo :)
