I am a little late to enter the real estate investing world but motivated to start.

Hey everyone,I’m actively searching for single family houses to buy and flip (or Wholesale if the opportunity arises) and always looking for better ways to generate off-market leads.I’ve been experimenting with Facebook ads to target motivated sellers, but I’d love to hear from others who are doing the same.

I’m licensed in over 25 states and have spent the last few months studying multifamily and creative finance strategies with the goal of building a portfolio that generates long-term cash flow and stability.I’m extremely motivated to start closing deals now — ideally multifamily or self-storage, though I’m also open to triple net opportunities down the line.

Currently pulling lists from PropStream and door-knocking for pre-foreclosure/high-equity deals, but I'm looking to scale with inbound leads to save time.Came across Real Estate Bees for their pay-per-lead model—motivated seller leads, geo-targeted to the Triad, supposedly high-intent from SEO/PPC ads (not cold lists).

Stop thinking that the seller's asking price is final and there's nothing you can do.It's all about the motivation.

Have capital and would like to start investing with a strong 5 yr plan.  Looking for advice, help, etc etc.  up for multi, single, commercial, etc.  

What’s worked well (or not) for you in balancing motivation and profitability?

If so, where do you recommend networking with other highly motivated investors?
