All state or country land trusts favor owner-occupants, and some exclude non-locals from purchase.

I’m wondering if anyone here has prepared their own certification of trust.

Spendthrift trusts are not favored in the law.

I’ve seen a mix of experiences with turnkey companies, so it really depends on how “hands off” you want to be and how much you trust their rehab quality and numbers.

There are some that are large that are not doing this, but that usually is from taking over a smaller local PM company and keeping those people that worked at the smaller company in place because they know the area, laws, product way better than a national brand.
