Recommend focusing on just one method of investing, until you do a few transactions.As your network and deal flow increase, you will naturally get exposed to more potential deals and each one will be a learning experience.

The property has walking access to local parks with playground as well as nature walks.

Just looking for some feedback on the deal given the current nature of the market.

I am talking about burnt lightbulbs, leaky faucets, light switch not switching off....etc.I am trying to be a very responsive and empathetic landlord as my tenants are pretty good, and I want them to be happy where they are. 

I have been a long term landlord but have never dealt with insurance companies or contactors (lucky me).There was a natural disaster to my rental home in Texas and the insurance company came out with the adjuster and gave me the amount they think that will cover the damage.All 3 bidding contractors said the amount is too low and if they get the contract, they will put in supplemental claim later on.

Short answer:  it is baked into the business model.Long answer:It seems you may be overly concerned on the transitory nature of apartment renters versus single family renters. 

As far as cost, check the natural gas vs electric charges in your area.
