Hi @Sandra Gutierrez, Pet odors can usually be handled with the steps you listed, but the real issue is whether the urine made it into the subfloor or lower wall sections.

If you just patch over the existing problem, you'll be back at it again in time, and it will cost much more to correct.Put the tile install on hold, demo the shower and lower walls, until you find no more water damage, usually about 3 or 4 feet up from the ground. 

Taking out a wall might require beams and the city does not want anybody doing work like this. 

At some point repainting will need to be done, but you will still need to get scuff marks removed and wall dings repaired, it’s just part of the deal.I painted it about 6 years ago.

As of now, it appears the main thing is an active roof leak (it was leaking when it was raining at showing) and there is a wall near that leak that appears to be a bit sunken so we think there's been some settling under the house in the crawlspace.We have not seen the upstairs unit with a tenant in place.We also want to move the front door to a different wall so that we can add another bedroom and bathroom but I was thinking we can do that later so that we don't over complicate the initial loan. 

Totally unnecessary for most dryers especially if they vent directly on an exterior wall. 

Simple extras like a coffee bar or game wall also help bookings.
