Furnaces last noticeably long than HVAC systems.I do not sure what amateur sister beam is, but I consider a sister beam the easiest way to address a bad joist especially for prefabbed roof structures.I suspect most cut joists can be brought up to original strength via a simple sister beam of the use of the appropriate Simpson brace.

There's a reasonably good chance they've never operated anything, that they read about STR arbitrage on BP or from a Guru and you are being snowed by an amateur that won't know how to do anything and will leave you with uncollected rent and a mess of second hand furniture and other trash you'll have to pay to haul away.
