I was wanting to pay off my car before investing but I am worried I will mess this amazing deal.

@Anthony Liguori with how difficult Newark NJ makes it for landlords unless the laws change there are many other options for markets around North Jersey which will produce amazing returns and way less stress for landlord. 500-700k properties in the right area have best shot at hitting 1% rule, even in todays market.

Either way, I think it's an amazing stepping stone.

Negotiating and making offers is the biggest weakness of so many agents but it's because their sales is weak.Not trying to sound negative, but it's amazing to me how many times I've talked with an agent and they'd say, "oh there's no good deals out here."

I was recommended to BiggerPockets and It is great to be on here and I am super happy to be able to connect with the amazing BP family! 

But my kids are really into Tax Sales ~ but the best deals they get are using the tax sale list to contact owners . . . offering to clear / pay tax debt and give owner some $ for house ( so they can afford to move out. )This must all be done BEFORE the auction  If owner does nothing, and house sells at tax auction, then they get nothing ~ loose the house and the sheriff evicts them  This is all not easy ~ and the success rate is probably less than 1% . . . but they've got some amazing deals.
