Hi all,I'm doing a renovation on a building I purchased and I'm looking for ideas on how to navigate this issue.As pictured, in the bathroom there is a drop ceiling, and the height of the window (which is within the tub surround) is higher than the drop ceiling.

Lots of college rentals are beat up my son rented a house with water issues in the basement the land lord nailed the door shut before he rented it .The landlords can be tough to contact from all the destruction .The rentals don't need to be in good condition is all about how close to campus .

Dormered one side of the upstairs and added a full bath, new floors, HVAC (no AC originally), pool liner, landscaping, bathrooms, kitchen, flooring, roof, windows, siding, water heater, lighting, garage door, 200 amp service, moved electric service and everything else that went along with the above.

Remember 4 units with 4 tenants has virtually 4 times the maintenance/cap ex as a single unit due to 4 times as many kitchens, bathrooms, etc. in the absence of a local experienced LL examining your underwriting writing , you can use 50% expense/vacancy ratio which can provide a rough estimate of expenses/vacancy.
