If you own a rental condo there, you might have the choice between renting at a rock-bottom price to not have it sit empty most of the time or try to sell at a (big) loss.I hope for you that I'm wrong but I think Punta Cana looks much more like Tulum.

So, the "other choice" would need to be measured to really compare what the better option would be.This same scenario occurred to me in 2008.

Hi everyone, I’m exploring options for house hacking/investing and came across Navy Federal’s zero-down mortgage programs—the Homebuyers Choice and Military Choice loans (0% down, no PMI).

I have seen folks deed over a house and not understand what that meant. ( I helped them unwind that one )  Also as noted bad lenders who promise the moon and cant come through and leave the folks NO choice but to file BK to save their equity..

Like some folks have said, plenty of lenders operate nationally, so you can live in one state and invest in another with no problem.But, like @Andrew Syrios said, your best bet may be to work with local lenders—that is, lenders that are local to the area you want to invest in.
