It seems like a great majority of the calculators here are behind a pay wall.

my calculator is not working correctly when inputing numbers larger than 4 digits...

The profit calculations would be your adjusted cost basis (purchase price, plus capital improvements, minus depreciation), subtracted from the net sale of the property (sales price minus closing costs and commissions), like others mentioned above.

I am looking for a calculator to help with sub to deal analyzing.

All of your taxable income for that calendar year gets counted in the calculation, not just what you’re earning when you actually make the conversion.

For others that use the BP Pro rental property calculator, what are you using for your Repair/Maintenance, CapEx and Vacancy numbers?
