I've done I/O loans for clients and they typically have the same mindset - they are going to be owning the property for 10-20yrs with no intention of selling, and the appreciation of homes is always positive over 10+ yrs.

The o ly bad things I've heard are "hidden fees" which I figured are fees that the uneducated never asked about to begin with.

Unless that roof is < 5 y/o (verified with inspection) every buyer in this market will question it.
