The tool is a good start but not usable when we're combing through so many properties.

I struggled with this logic when I started out in 2018, and I'm here to tell you not every house has been combed through by investors.

I'm not an attorney myself but I do have one combing through the fine print of the contract at the moment.

I don't have any average "day in the life" like Paul, who drags a comb across his head and finds his way downstairs to drink a cup.

I just don't have the time or desire to comb through their coursework, and I'm sceptical about the "mentoring" aspect - would happily just pay someone who's got incredibly profitable Airbnbs a flat hourly rate for their tailored advice.
