Yes, the hours you spent setting up the property before it was officially rented can count toward material participation.

The tuff questions are usually responded with- “ contact us and we will set up a special one on one meeting with the individual investor.”  

My plan is to basically roam the entire time.so if anyone wants to have a chat I will be up for it and talk RE  :)

@Heath D Wallace The first thing that strikes me as odd is your explanation on the work being nearly complete, yet no duct work followed up by your second post that the original contractor is completing finish work while the HVAC contractor you selected is completing the HVAC scope.
