Just points out how ludicrous it is when people with no experience, knowledge and capital believe that by watching upteen hours of puff videos or paying $20k - $50k for telephone access to a failed salesman reading from a script will enable them to uncover properties selling for a fraction of their value and obviously overlooked by the real estate professionals and full time investors active every day.

If that doesn't work, a group of owners are willing to join in a lawsuit against the HOA and perhaps try to dissolve the HOA or find a way to legally allow STR's.My backup plan is to try and create an LLC, and do a fractional ownership on this property to allow use of it and move on to the next project.

I'd love to build one day but I find right now with the market we can buy existing homes that are operating from day one from retiring operators at a fraction of what I can buy from.
