I'm just a few hours south of you in Celina, TX. 1 - Decided whether you want to try and be an operator or just a landlord to an operator (much different risk profile). 2 - See how others are doing it/find who's doing it in the market you want to be in and serve them/know them3 - The need is never ending, position yourself for at least some scale but prepare for it to take a while as not every house and neighborhood will work. 4 - Have a great attorney who knows the space IN YOUR MARKET to protect you.

I've never done this before and really don't know a thing about it.   

You can meet people doing the things you want to do. you can meet people who may become people you do business with. 

Personally I would not liquidate the stocks, just maybe only contribute a smaller amount to it on a monthly basis.As far as the car, I would pay it off from current income.

Get the deal, see It yourself and once offer is accepted get a GC in there to get a full scope2.

If they allow STR and lower HOA fee's then it coul be a good deal but still do your home work.
