In a perfect world they'd be willing to do things a little differently as I'd like to finish the attic down the road and do so in an environmentally sound manner. 

Any surprise “gotcha” expenses (sewer connections, environmental cleanup, electrical upgrades)?

As someone that works in the environmental field (specifically water resources) I can tell you I'd never buy real estate near a data center; specifically buy and hold RE.

It was replaced for free as it was prior to the 10 year lifespan.However, I have had multiple false alarms due to environmental conditions. 

Sometimes you’re just buying the right to collect interest/penalties, other times you can end up with a property that has environmental or title issues.

I don’t know that I have ever has a property impacted by a tenant’s side gig.  

Stricter building codes, added environmental compliance, more expensive building materials and labor,  the re-set on replacement costs continue to drive up insurance premiums are a few examples that come to mind and have impacted my business.
